After 25 years in real estate, including extensive work with builders, I can tell you this plainly: buying new construction is not the same as buying a resale home. The model home may be beautiful, the sales agent may be friendly, and the kitchen island may be whispering your name — but the builder’s representative works for the builder, not for you.

That does not make them bad. It simply means their job is to protect the builder’s interests. My job is to protect yours.

1. Choosing the Right Community, Floor Plan, and Lot

Not every neighborhood, floor plan, or homesite is created equal. I help you think beyond the pretty model home and consider resale value, layout, lot position, future competition, commute, schools, and long-term marketability.

2. Understanding Builder Contracts

Builder contracts are often very different from standard real estate contracts. They can include terms about timelines, deposits, changes, delays, financing, inspections, and warranties that buyers may not fully understand without guidance.

3. Reviewing Design Selections

The design center is where budgets go to misbehave. I help you evaluate which upgrades are worth considering, which ones may help resale, and which ones may simply make the house more expensive without adding much long-term value.

4. Navigating the Build Process

My role does not stop after the contract is signed. I help you understand the construction timeline, attend key walk-throughs when appropriate, ask questions, track concerns, and help make sure important items are addressed before closing.
