Let’s get this out of the way first.

Does 529 16th Ave NW need some work?

Yep.

But somewhere along the way, we started acting like every house for sale needs to be perfectly staged, freshly renovated and painted an agreeable shade of greige before anyone should consider buying it.

That’s not necessarily where the opportunity is.

Sometimes the better buy is the house where somebody else hasn’t already made every decision—and charged you for it.

So, what are we working with?

Located in Birmingham, Alabama, 529 16th Ave NW is a three-bedroom, two-bath, four-sides-brick home offered at $159,900.

And before you picture a renovation show where someone discovers the bathtub is falling through the floor, settle down.

This house has already had some adult supervision.

There’s a new roof, new flooring, fresh exterior paint, a new dishwasher and microwave, plus two fireplaces and a large screened porch.

It’s also clean and vacant.

What does it still need?

Some carpet. Some paint. An HVAC compressor. And, depending on your taste, probably a few weekends wandering around Home Depot pretending you remember what you came in for.

Could this Birmingham property work as an investment? Possibly.

But this is where I put on my REALTOR® hat instead of using my fortune-teller crystal ball.

Rental rates, repair costs, financing, taxes, insurance and expected returns all matter. Anyone considering an investment property should run their own numbers and do their due diligence before making that decision.

What I can tell you is that homes at this price point are getting harder to find—and this one gives a buyer something to work with.

Because houses like this make a lot more sense when you stop expecting perfection and start looking at what’s already there, what needs to be done and what it could become.

And frankly, I have the key and hate wasting a great outfit.
