Buying lots and land is hands-down some of the trickiest real estate shopping I do — and trust me, after 25 years in this business, I’ve seen plenty of people get themselves into trouble by thinking it’s “just dirt.” Spoiler: it is never just dirt.

Before you fall in love with a pretty piece of property, you have to know whether it will actually do what you want it to do.

Can you build the house you’re imagining? Are the setbacks going to choke your floor plan? Is zoning going to crush your dreams before they ever leave the Pinterest board? What about utilities… or the giant “surprise” easement running right through the middle of your future backyard?

This is where experience matters — a lot.

You should never buy land without an agent who knows how to navigate these questions. And you definitely shouldn’t do it alone or with someone who just got their license last week. I’ve literally seen buyers end up with land that is, in the nicest possible terms… useless.
